Catch bad lien waivers and COIs before you pay

For subcontractors and small general contractors who collect waivers and COIs by hand. Forward the PDF; it is checked against the job, flagged if wrong, and logged with a date.

Target delivery 31 January 2027. Full refund within 30 days of delivery, or automatically if it is not delivered.

How it works

Forward it. It gets checked and filed.

Your subs keep sending PDFs the way they do today.

  1. Set the job's requirements

State, waiver type, endorsements, limits, job dates. I set up your first 5 jobs with you by email.

  2. Forward or upload the PDF

From Outlook, Gmail or a file. It reads the waiver, ACORD 25 certificate or pay application.

  3. Read the flags, keep the record

Each document passes or is flagged with the reason, then filed under the job in a dated log you can export as PDF or CSV.

The problem

The paperwork looks fine until it is not

Waivers arrive on the wrong form, for the wrong amount, or unconditional when they should be conditional. Certificates lack the additional insured or waiver of subrogation endorsement, or expire mid-job. Nobody notices until a dispute or a claim.

A spreadsheet or inbox folder does not prove what you received and when.

Scope

What version 1 will and will not do

v1 will

  • Read the document. Lien waivers, ACORD 25 certificates, pay applications, as PDF.
  • Check waivers. Statutory form for California, Florida, Arizona and Nevada; conditional or unconditional; progress or final; amount and through-date.
  • Check certificates. CG 20 10, CG 20 37, waiver of subrogation; limits; expiry against job dates.
  • File and log. Under the job, dated, exportable as PDF or CSV.

v1 will not

  • Send waivers out for signature.
  • Chase subs for missing documents.
  • Verify coverage with the carrier.
  • Cover other states.

It is not legal advice.

Questions

Which states' waiver forms does version 1 cover?

California, Florida, Arizona and Nevada. Certificate checks are not state-specific.

How does the refund work?

Email [email protected]; Stripe refunds the $450 to your original card. If version 1 is not delivered by 31 January 2027, the refund goes out without you asking.

I only send waivers, I don't collect them.

Then this is not for you yet. Version 1 checks documents you receive.
